For sellers
A price backed by the numbers, a launch that gets your home seen, and a negotiator in your corner.
For homeowners
Prices move street by street. Get a valuation built from the homes that actually sold near you, with a walk-through of what would move the number.
The plan
From the first walk-through to the closing table, with what happens and when.
Before you list You and us
Why you are selling and when shapes everything that follows - price, preparation, timing. We will show you what the market is doing right now and what you would realistically walk away with.
Know where you are going before you list. A buyer's timeline will not wait for yours.
Week one You and us
Choose an agent who knows your market and can show you results. We walk through your home and price it from the sales that actually compete with it - you will see the numbers behind the recommendation, not just the number.
Overpricing is the most expensive mistake in selling. The first two weeks bring the most buyers - a price that misses them rarely recovers.
One to three weeks You, with our team
Curb appeal, small repairs, cleaning and staging - a short, prioritised list of what is worth doing and what is not. Then professional photography and a launch on the MLS, every major portal and our own buyer network.
Fresh paint, bright bulbs and a clear kitchen counter return more than almost any renovation.
When offers arrive You and us
We compare every offer on what matters - price, financing strength, contingencies, timing - and negotiate for the strongest total result, not just the biggest number. Once you accept, the buyer's deposit goes into escrow.
A slightly lower offer with a large deposit and no financing risk is often the better one.
About 7 to 14 days after acceptance Buyer's inspector, appraiser, us
The buyer's inspector and the lender's appraiser visit. No home is perfect; we help you judge what is reasonable to fix, respond to repair requests, and keep every deadline on track.
Disclose what you know up front. An issue shared early costs far less than one found at inspection.
Typically 30 to 45 days after acceptance Everyone
The buyer's final walk-through, your signatures, the funds transfer and the keys change hands. We stay on top of every last detail so nothing slips at the finish.
Keep homeowner's insurance and utilities running until the day of closing.
Your bottom line
Commission, closing costs and your mortgage payoff, taken off the top – the number that actually lands in your account.
Estimated net proceeds

At this price you would bring money to closing. Let's talk through the options.
An estimate for planning only. Before you list, we will prepare a net sheet with your actual payoff, local fees and tax proration.
Client stories
Lindsey is absolutely at the top of her game in the real-estate business. Lindsey is very much a professional with the knowledge and drive to back it up. My wife and I had a great experience with Lindsey we came out of the deal with a new home and a new friend, what else can you ask for. Do yourself a favor and give her a call. Thanks DLA
Lindsey was absolutely wonderful to work with. She was knowledgeable and listened to what we were looking for and I can honestly say she found us our dream home! She was a great negotiator on our behalf, and she kept us in the loop during the whole buying process so our closing was smooth and there were no problems. We were also living in another state during our search, and she was wonderful about making sure we could see houses when we would come to TN to visit. We can't say enough good things about her and her group! Very thankful we went with them and we would again. Highly recommend!
Lindsey is great, she was so patient with us, it took us 5 months and 42 houses to finally find one and she had the same smile and enthusiasm to show us all of them. She answers all your questions and is very flexible with her time. I highly recommend her.
Questions
From the homes that actually compete with yours: recent sales, active listings and the ones that did not sell, adjusted for condition, location and features. You see the whole analysis, not just the number.
In a balanced market, a well-priced home typically goes under contract within a few weeks, then takes 30 to 45 days to close. We will show you the current local numbers for homes like yours.
Rarely. Paint, repairs, decluttering and good lighting usually return more than they cost; kitchens and bathrooms usually do not. We will give you a short list of what is worth doing.
Commission, the title and escrow fees, any repairs you agree to, and prorated taxes. We will give you a net sheet showing what you should walk away with at different prices before you list.
Yes, most sellers do. We will schedule showings around your life, and we will give you a quick checklist to have the house ready in fifteen minutes.
